SOUTHEAST
 
ST. BONIFACE
St. Boniface is the social and spiritual center of the southeast. The cultural center for the francophone community of Manitoba is the largest French speaking community west of Thunder Bay, Ont. Here you find thriving expressions of the francophone community such as the Centre Cultural Franco-Manitoban, Le Cerele Moliere, College Universitaire de Saint Boniface and St Boniface Cathedral.
The quality of housing varies greatly. Much of central St. Boniface was constructed at the turn of the century, but there is one notable exception. There is a small, new 80-home development north of Provencher Blvd. Between Des Meurons and St. Joseph St. Not only is this a great location, but the developer has insisted that the design of all homes reflect a Franco Manitoba in character on the exterior such as the steep angle of the roofs. The commercial district along Provencher has recently enjoyed a face lift, as a result of funding from the former CORE Area Initiative. Major residential areas are Norwood, Windsor Park, Southdale and Island Lakes.
Norwood offers a variety of well-maintained homes along tree-lined streets. Lyndale Dr., which follows the river, is popular with cyclists and joggers. Originally established as an English-speaking area, the community continues to have a separate school division. The Winnipeg Rowing Club is also located off Lyndale. Home prices range from $65,000 to approximately $200,000.
Windsor Park, developed from the early 1950’s, was one of the city’s first planned communities, as reflected in the many small bays, park areas, location of schools and shopping and the substantial boulevards. Although homes are older, this is still a popular area with a good resale record. Prices will range from $75,000 up depending on the kinds of improvements which have been done to the home. The French-speaking population of this area is more than twice that of the city average.
Niakwa Park is a small, stable, residential area built a few years after Windsor Park. Prices here range from $130,000 to $225,000. The are offers excellent access to downtown.
Southdale was designed in the late ‘60s as a community for the "up and coming". It was the city’s first lake community developed to meet the demand for a better than average neighbourhood. Southdale offers above average , affordable housing in a well-planned community with excellent access to shopping, downtown, the University of Manitoba and the industrial and commercial area of St. Boniface and Transcona. Home prices range from $100,000 o $250,000.
Southland Park is a new single-family, custom built development located on Lagamodiere Blvd. Opposite the Canadian Mint. Homes in Southland Park are in the $200,000 to $425,000 range.
Island Lakes is a newer development on Bishop Grandin Blvd. Which is still evolving. The unique feature of this community is the three lakes, which form a central island accessed by bridges. This is primarily a single-family area with rental and commercial developments located on the fringe. Island Lakes is located only minutes away from the University of Manitoba and the St. Vital Shopping Centre, and downtown is only 20 minutes away. Island Lakes offers a range of housing to meet almost anyone’s needs or wants, with prices from $200,000 to $550,000.
The subdivision of Royalwood is growing quickly. Located between Island Lakes and the Seine River, the detached homes sell for between $220,000 and $900,000. Amenities include riverfront property along the Seine, a natural forest and two central man-made lakes.

 

 
SOUTH

The two major communities which make up the south end of Winnipeg are St. Vital and Fort Garry.
ST. VITAL
St. vital is a community with plenty of history and continued growth. The Red and Seine Rivers provide natural east/west boundaries for this community. The area offers a broad range of homes, from well-maintained, treed areas of north St. Vital available in the $50,000 to $600,000 range to substantial homes in neighbourhoods oriented towards the Red River, and to some extent, the Seine River. For example substantial homes can be found on Kingston Row where graceful, older homes backing onto the Red River can be found for under $400,000, within 10 minutes of the downtown core. Notable areas are Elm Park,
 Pulberry, Bright Oaks and old St. Vital
Five minutes further south in the area of the east/west Bishop Grandin corridor, there is a substantial supply of rental accommodations as well as St. Vital Centre, one of the main regional shopping centers in Winnipeg. At the intersection of the Bishop Grandin corridor and the Red River is River Pointe, a new neighbourhood of riverfront properties offering lots and a substantial number of custom-built homes. South of this area, between St. Annes and St. Mary’s Rd. is River Park South, a major neighbourhood founded in 1977. Development continues with new homes in architecturally-controlled neighbourhoods varying from $200,000 to $600,000. The range of available housing includes units which start between 1,100 sq.ft. along Coombs Dr. to 1,400 sq.ft.-plus along Raisinger Dr. West. Avondale has detached and semi-detached units, while Windermere Court offers age-qualified apartment condominium living. River Park South offers many advantages of established neighbourhoods with six schools (including English, French and French immersion), a library and a well-established and growing community center, in addition to the expected lakes and parks.
The community of St. Vital is also comprised of a significant number of francophones. Many schools offer a quality French education.
In South St. Vital beyond the Perimeter Hwy, a variety of country estates with values ranging between $100,000 to $1.000,000 are available.

FORT GARRY
This community is the location of the city’s largest home developments.
Linden Woods is a magnificently-landscaped development which includes a 13-hectare park, a lake with a fountain, 1.6 km of paved lit pathways, two ball diamonds and a soccer pitch. Primarily a detached, single-family development with a small component of interesting condominiums and rental units, the development is a prestige neighbourhood in south Winnipeg. It is approximately 15 years old, with home prices ranging from $125,000 to $500,000. Plans call for the construction of about 2,400 new homes with 1,800 already built. The area has two elementary schools and a local community center.
Whyte Ridge is Winnipeg’s fastest growing community with award-winning planned homes in the $225,000 to $900,000 range. The self-contained area is 20 years old, and each year new services are developed. The recent twinning of Kenaston Blvd. To Scurfield provides better access for Whyte Ridge residents. The development of the new community center, situated on a spacious four-hectare site, is underway. It will consist of two boarded out-door hockey rinks and a community center building with parking. The construction of a new middle school for grade 5 through senior 1 has added to existing educational facilities. Residents can enjoy nearly 24-hectares of completed parks and lake area.
Home buyers in both neighbourhoods tend to be in their mid-30’s with young children. The communities are close to downtown and the University of Manitoba, and are within 10-15 minutes of seven major shopping centers, as well as major recreational facilities such as the Pan Am Pool.
The presence of the University of Manitoba, and the desire of many to live in the south end of the city, has created a demand for a great variety of housing throughout Fort Garry. The demand is met with high rise apartments, town houses, modest bungalows and new neighbourhoods.
New home development in Fort Garry began in earnest approximately 40 years ago. Fort Richmond and Richmond West have all the appeal and facilities of established neighbourhoods. They offer a good variety of affordable housing. This middle market subdivision offers stability and affordability, in addition to new home design and convenience.
Richmond West is still developing with lots available but will soon be sold out. The housing prices range from $1240,000 to $550,000 with a good mixture of older (25-40 years old) and new homes. There are a lot of original home owners in this area so it should see a rejuvenation over the next ten years as they retire and have different housing needs.
Ft. Richmond is located immediately south of the University of Manitoba. It was developed in the 1970's has a good mix of homes with the ones with the most recent upgrades selling in the $200,000 to $500,000 range. There is a good selection of schools for all grades as well as French Immersion.
 
ST. NORBERT
This small predominantly French-speaking community south of the Perimeter Hwy has experienced some growth as a result of the southward movement of the city. Grandmount Place is a new residential development with prices in the $100,000 to $350,000 range. Homes along Turnbull Dr. are attractive, but may be prone to spring flooding. The community of Richmond Lakes, also south of the Perimeter Hwy offers some attractive affordable housing. Homeowners here benefit from lower initial land costs. Home prices in these older "new" areas range from $90,000 to $150,000 plus.

CENTRAL
 
The central area has a great many small older homes. There are those in need of repair, and areas of well-maintained homes. In addition, this area was a recipient of dollars from the former CORE Area Initiative for home repair and infill housing. Many new Canadians have begun purchasing homes in the area, because of affordability, and their pride in ownership is beginning to be displayed through home renovation and upgrading.
Wolseley has huge trees and many larger character homes, almost all situated on small, or even tiny lots. Combining that with the blocks of older walk-up apartments results in a high population density. The neighbourhood is home to seniors and young professionals who want to live closer to the heart of the city. Recent years have seen lots of renovation and the formation of a vocal residents’ association.
 
SOUTH CENTRAL
Extending from the city center area of bustling Fort Rouge to the country quiet of Charleswood, the southwest of Winnipeg is one of the most popular residential areas in the city. Home prices here can vary from $35,000 to $500,000 plus. The choice ranges from the old to the new, and the small to the large homes, as well as condominiums and rental accommodations.

FORT ROUGE
Built around 1900, today the River Ave. and Osborne St. area of Fort Rouge, known as Osborne Village, has a population density more than double that of the city average. It has, in fact, been pegged the third most densely populated area in all of Canada. This area is noted for its youthful population with a high disposable income.
Some distinctive single family dwellings are to be found along Roslyn Cr., and the area’s proximity to downtown has resulted in a great deal of apartment construction. In fact, the majority of housing is provided by high rise apartments, some of which are basic, and others along Wellington Cr., which are exclusive. Many of the grand old apartment buildings have also been converted into condos, as have some of the large older houses. Streets such as Stradbrook have also seen older homes replaced by condo town houses of the brass and brick variety, which are in keeping with the general character of the established neighbourhood.
Generally speaking, Osborne Village is in places bohemian, but always trendy, with many of the city’s arts people calling it home. It is home to a wide variety of students and young professionals, as well as seniors, all of whom enjoy being next door to downtown. Unique shops and everyday amenities are available to residents and visitors alike. The location offers easy access from The Osborne Street Bridge to the River Walk and The Forks.
The million dollar plus redevelopment of Corydon Ave. from Pembina Hwy. To Stafford St. has energized the entire neighbourhood. In the summer, Corydon is the street on which to be spotted. Florentine street lights and hanging flower pots grace the brick inlaid sidewalks which run past some of the city’s very best restaurants and shops. The recently developed piazza in the heart of the community is frequently by an organic farmers’ market, entertainers, and kids having fun in the little fountain.
The neighbourhood of Riverview was developed between 1900 and 1950. Here the many little parks and green spaces add to the general appeal of the area. Larger homes can be found along Churchill Dr. Housing prices vary from $95,000 for one which needs work, to over $210,000 for upgraded homes. Condos range from about $90,000 for a 1-bedroom in a converted older brick to over $200,000 in a new high rise.
CRESCENTWOOD
Built before 1920, Crescentwood was the home of many of the city’s first successful families. The years have been very good to this neighbourhood. Large older homes along Wellington Cr. Sell at $300,000 plus as do some along Grosvenor Ave. Further, Grosvenor has also witnessed the building of condo townhouses, as a replacement for some of the older homes in the area. Conversion has produced some unique high-priced condos. Smaller older homes located north of Yale Ave. can be purchased for about $180,000. Often some renovation is necessary to modernize them to today’s standards.
RIVER HEIGHTS
Should Crescentwood be beyond your pocketbook, there’s River Heights, home to successful young executives, lawyers, doctors, entertainers and media personalities. Old River Heights, north of Corydon Ave, was constructed between 1900 and 1940, while the majority of the housing units south of Corydon were built after 1940. Primarily residential, the area has maintained itself well through the years, perhaps in part because of the early caveats which restricted the type of development that could take place here.
One of the features of old River Heights is its older attractive homes. The limited supply, though continues to deem this neighbourhood a seller’s market. On the other hand, south of Corydon, due to the upwardly mobile nature of that population, there are always homes for sale.
River Heights has held its resale value better than almost any other area of the city. One should remember that River Heights has its better areas, and the purchase price of similar homes can vary by as much as $30,000 from one lot to the next. Here, as in no other area of the city, you need a realtor who is sensitive to those differences.
Finally, when putting up an offer on an older home in Winnipeg, one of the conditions of purchase is often an engineer’s report on the foundation of the building. This is especially true in River Heights.
Housing costs range from approximately $100,000 to over $1,000,000 with location being a major determining factor in the purchase price.

SOUTHWEST

 
TUXEDO
Tuxedo is considered the established, premier neighbourhood. Newspaper articles have pegged it and the surrounding area as home to the richest and best educated residents in Manitoba.
Tuxedo is made up of a number of district areas, Old Tuxedo is located north of Corydon Ave.. Rather like Crescentwood, old Tuxedo has large, elegant homes built by those achieved financial success in the city at the beginning of this century. Prices begin at $400,000, with some exceptions.
Tuxedo Park or Mountbatten is the area of Tuxedo between Corydon and Grant Ave.. This area is about 40 years old, and features the city’s greatest selection of homes in the $300,000 to $1,000,000 range. South Tuxedo is fairly new development south of Grant Ave. with prices beginning at over $300,000. Homes are situated on lots which average 75 feet in width and 120 feet in depth and feature double or larger size garages. A large lake, complete with a fountain, sets the relaxed tone of the neighbourhood, while community centers, schools and shops are nearby.
Finally, for those who prefer condos, both high rise and townhouse units are available.
CHARLESWOOD
The neighbourhood has a country feel. Probably because Assiniboine Park, Assiniboine Forest and several deer crossing signs separate Charleswood from the rest of the southwest area.
It has distinct areas which are the results of pocket development. As a consequence, every type and style of home imaginable is available here. The other thing about Charleswood is lot size, particularly in areas with executive homes more than 10 years old, where lot sizes can be substantial.
Older, interesting homes can be found in Southboine Forest Park, adjacent to the Assiniboine Forest, offers newer, affordable homes in the $85,000 to $200,000 range. Residents of Riverwest Park have an excellent view of the Glendale Country Club just across the river. Here prices range from $175,000 to $850,000 with attractive homes along Shier Dr.
Located between Roblin Blvd. And Grant Ave. is Deergrove. The neighbourhood bills itself as"a thoughtful alternative to suburban sprawl". An infill subdivision, which features stands of mature trees and wildlife, it is close to a wide variety of existing amenities, including schools and shops.
Westdale is the oldest of Charleswood’s new developments and offers a good mix of home styles with a matching mix of prices. There are also some townhouses and apartments.
Assiniboine Woods is the newest development in Charleswood. Bordering on the Assinboine River, the 77 lots are built on the former estate of Winnipeg’s legendary Richardson family. House prices in this unique development range between $400,000 to $1,000,000.
Small housing developments continue to spring up in Charleswood, as the area still has several undeveloped sections. Generally, there are building lots available in most areas.
A popular residential area, Charleswood continues to grow, but a new comer with an eye to resale is well-advised to deal with a knowledgeable realtor, as some neighbourhoods provide better value than others.
Roblin Blvd., an extension of Corydon Ave., serves as the major east-west access, and the Perimeter Hwy is also a popular route.

WEST
West Winnipeg includes a large portion of the older pre-amalgamation City of Winnipeg, as well as St. James-Assiniboine, and continues to the Perimeter Hwy. As a result of initiative by residents, Headingley, a community just beyond the Perimeter, is no longer part of the city.
ST JAMES-ASSINBOINE
There is limited new home development in this community which begins at Polo Park, and is bounded by the CPR mainline and the Assinboine River. Hamilton Meadows in the north west corner is the site of some new construction.
St James-Assiniboine includes single family, multi-family, apartments and condominiums. The older neighbourhoods are generally well-maintained or are in the process of renewal. Bruce Park, Deer Lodge and Silver Heights offer a good selection of homes in the 35 to 50 age range. Birchwood, along the river, offers a mix of old and newer homes. Cottage-type homes are the norm in the well-reed area of Woodhaven Park.
Although some 35 years old, the Westwood area offers a varied selection of homes with a good resale record. Condominiums and more substantial homes can be found along the river. Heritage Park is an older executive home area north of Portage Ave. on Sturgeon Rd. This community is enjoying a rebirth as a second generation moves in. This is evident in the new community center facilities.
Crestview offers luxury condominiums, rental accommodation and attractive single family housing. This area may appeal to outdoor enthusiasts, as there are nearby riding stables and cross-country skiing areas.
The west part of the city is a community of contracts, making it difficult to talk about home prices in global terms. It is safe to say, however, that the majority of homes in the Weston area are priced under $65,000. From downtown to Polo Park, prices range from $35,000 to $180,000. You can expect to pay up to $180,000 in the Silver Heights area, and up to $275,000 in Westwood. The diversity of Crestview allows for a range of $90,000 to over $250,000. The community also offers a wide selection of rental accommodation, with high rises along Portage Ave., and townhouses, garden apartments and both old and new small blocks to be found in the residential areas.
The main access route to downtown is via Portage or Ness Aves. Construction of the much discussed Charleswood Bridge which would link the community with Charleswood in the south, is complete.

NORTHEAST
The northeast of Winnipeg features a mix of small single, executive homes, luxury apartments, 3-storey walk-ups, town houses and low-cost developments. Housing ranges from new to 90 plus years of age. There is an excellent selection of new to 30 year old single family homes priced from approximately $85,000 to more than $145,000. Some houses along the river are in the $350,000 to $600,000 range, with some North Kildonan homes at the $250,000 plus range.
East Kildonan/North Kildonan extends from the Perimeter Hwy south to Nairn Avenue, and from the Red River east to Lagimodiere Blvd. Some people may argue that the community also includes East St. Paul, north of the Perimeter Hwy on Henderson Hwy, and Birds Hill, north of the Perimeter on Lagamodiere. However, while these areas are served by the same school division, which includes East and North Kildonan, they are not part of the city of Winnipeg.
Eaglemere is one of the newest developments in Northeast Winnipeg Bordered by Grassie Blvd. Lagamodiere Blvd., Concordia Ave., and Molson St, prices range from $220,000 to $380,000. The area features architectural controls, a park and lake. Wood and masonry fencing and berms surround the development. Established close to an already developed community, Eaglemere is close to schools, community centers, buses and shopping.
The largest new homes can be found in the northeast in Sun Rise Park ($90,000 to $150,000) and Algonquin Estates with larger custom-built executive homes in the $240,000 to $490,000 plus range. There are also small clusters of above average housing on Bonner Ave., McIvor Ave., Knowles Ave. and just off Gateway Rd. Another areas of newer housing is Harbourview South, just east of Lagamodiere Blvd. Also Grassie Blvd.. Here home prices are diverse with a range of $120,000 for a new bi-level of under 93 sq. metres to $145,000 for a somewhat larger bungalow or 2-storey with attached garage.
North of Grassie Blvd. is Kildonan Estates, a New Home Development. Near major traffic arteries, recreational facilities and a hospital-location is one of its definite assets. Targeted to the tastes of first time and move up home buyers, the 2-storey, 3-bedroom houses feature double attached garages and stucco exteriors in various colours. The houses range in price from $225,000 to $365,000.
The oldest area in the community is Elmwood. This working-class area received funding from the former CORE Area Initiative to assist in renewal. It includes some interesting older homes and infill housing, as well as assorted low end rental accommodation, and town house developments. Home prices range from approximately $65,000 to $190,000 with some exceptions.
Frasers Grove Park offers 1960’s luxury in the area west of Henderson Hwy along the river, with prices now in the area of $275,000 for well-maintained upgraded homes. This development, along with Rossmere (30 to 40 years old) has an excellent variety of well-maintained and upgraded homes along with fully developed recreational facilities and schools. The Kildonan Tennis and Canoe Club, and Rossmere Golf and Country Club are both near-by. Farther up the road, there is the Kildonan Tennis and Center Club.
As you travel north on Henderson Hwy., you will notice an abundance of apartment complexes, and attractive condominium developments. Bus service along Henderson is excellent.
Up and coming along Henderson is Harbourside, a condominium development, being built on some of the last river front property in the neighbourhood. A 5-storey, 29-unit luxury complex offers units ranging between $180,000 to $250,000.
All Seasons Estates has the distinction of having the first man-made lake, a derivative of Bunns Creek. Prices here range from $110,000 up to $350,000 plus, along the lake.
Just past the Perimeter Hwy. In the fast-growing community of East St. Paul, is Whidbey Harbour. Nestled away from the noise and rush of the city, the exclusive 40-lot development is located by the old ferry landing, the result is spectacular scenery and peaceful living. It is city-close, with a rural feel. The single entrance/exit road is meant to enhance the persona, quiet atmosphere, and ensure no through traffic.
Also in East St Paul is the growing community of Pritchard Farm Properties located on a 182-hectare site, it features the ambiance of a rural setting complete with large lots, a walkway along the creek and forests. A low density housing ratio, high architectural standards and design controls promise executive property of which to be proud. Houses are valued at $250,000 plus.

TRANSCONA
Trains were Transcona’s life blood. The community began as a railway town a the turn of the century, and the CN Transcona Shop remains a major employer. In recent years companies such as Palliser Furniture and New Flyer Industries have added dramatically to the manufacturing base of the community.
Housing reflects the community’s blue-collar past, but newer developments such as Kildonan Meadows, Lakeside Meadows and Spring Meadows reflect changing tastes and lifestyles. In fact, newspaper articles have quoted community leaders as noting, "Transcona has been transformed form a pumpkin to a royal coach".
Transformation means the south Transcona area in particular, now boasts some spectacular custom-built homes on 1.6 or 2 hectare lots, complete with triple garages, pools and even the occasional tennis court. The specialty custom-built homes are equal to such homes elsewhere in the city. This is an exciting exception for Transcona. More predominantly, however, the community also has a proliferation of the little boxes from the ‘60’s in the Regent Park area. As the baby boomers return to the area they grew up in, lured by the attraction of larger than average lots, proximity to schools and lower purchase prices (generally in the area of $80,000) these homes are being upgraded.
Homes in Lakeside Meadows vary in style and price from $80,000 for side-by-sides, and small $125,000 bi-levels, to bungalows and 2-storey homes in the $180,000 to $350,000 range with a few homes hovering around the $175,000 plus mark. Kildonan Meadows is a new development, with prices and styles similar to those in Lakeside Meadows with the exception of the side-by-sides. Both developments are bounded by railway tracks, as is the older neighbourhood of Mission Gardens, where homes lower priced. Spring Meadows is a small development adjacent to Mission Gardens, featuring some interesting larger custom-built homes.
Travelling down Kildare Ave. will bring you to the east end of the community and an area known as Canterbury Park which has been undergoing development for the past 15 years, a fact reflected in the style and variety of accommodation. A buyer can find everything from blocks of side-by-sides to modest bungalows and somewhat more substantial homes in the $250,000 range nearer to the Red river floodway.
There is limited rental accommodation with some small apartment buildings on Kildare Ave., as well as newer garden apartments and walk ups with amenities such as fireplaces on Plessis Rd. The community has an excellent passive park system, exceptional recreational facilities and a strong sense of community spirit that set it apart from the majority of today’s suburban communities.

NORTHWEST
Historic Point Douglas was founded by the Selkirk Settlers and thus reflects everything that is Winnipeg history, commerce and cultural diversity. It is also an area with both the lowest and some of the highest incomes in the city.
The housing in this area tells the story of its people, as Aboriginals and new immigrants now occupy many of the homes of earlier residents who were primarily from Great Britain and later from Eastern Europe. The children of these pioneers remain in the northwest, but as fortune has smiled on them they have simply moved further north and west, making way for the second and third wave of residents.
The northwest offers a great diversity in quality, size, price and style of homes which range from years of age to new. In the core area, the majority of homes are old and in great need of repair, but during the decade that it operated, the CORE Area Initiative home project produced noticeable results, as has the infill housing program and construction of new low cost rental accommodation. Most recently, in an effort to "spruce up" the corner of Higgins Ave. and Main Street an intense focus and influx of cash has seen dramatic demolition and construction. The result will be a new Aboriginal focal point. The ethnically-diverse commercial district on fabled Selkirk Ave. has also benefited from renewal projects.
The St. John’s Park area, east of Main St. along the river, is steeped in history. A record of the Who’s Who of early Winnipeg can be found on the grave markers at St. John’s Anglican Cathedral churchyard. St. John’s Park both east and west of Main St. has some larger older homes. One can follow busy Main St., or the winding quiet of Scotia St. to the edge of West Kildonan, also initially home to the Selkirk Settlers. This is a community which began development approximately 60 years ago, and houses in this large, diversified community range in price from $50,000 to $150,000.
Parkway Village is a development with substantial homes located north of Leila Ave. near the Seven Oaks General Hospital. The charm of this area appeals to native North enders who are seeking quality homes, but don’t want to be forced to leave their community. This area includes attractive rental accommodation and condominium development, as well as some side-by-sides in keeping with the size requirements of the neighbourhood. Parkway Village homes cover a range of $240,000 to $400,000 plus. Slightly more modest homes can be found in the adjacent Parkway West.
The largest new home growth over the past 20 years, though has taken place in the area formerly known as Old Kildonan. Here, the Maples and Mandalay West incorporate a large and still growing residential development. The area has every form of housing imaginable, in every price range from low-cost rentals to luxury condominiums, from walk-ups to high rises with every amenity from inexpensive small family bungalows to executive homes, and everything in between including seniors’ accommodations and personal care homes. One of the newest developments Seven Oaks Crossing, has homes in the $230,000 to $295,000 range. Now almost 10 years old, the development is considered complete.
In addition, development is taking place in Amber Trails, immediately north of The Maples. One of Winnipeg’s newest communities, it is considered the move-up area in the northwest quadrant of the city. Featuring a linear parkway system through the project, the brick and stucco development, includes a new school, lake and lake lots. Prices range from $250,000 to $350,000. The residential development has also encouraged commercial growth. Residents have access to several main traffic routes including Inkster Blvd., McPhillips St. and Keewatin St.
As one crosses to Keewatin St. from The Maples, one passes through Meadows West, with homes in the $80,000 to $190,000 range. Garden Grove offers features similar to those in more expensive homes, but on a scaled down basis. Prices here are upwards of $120,000 plus.
Tyndall Park is a larger development in the Keewatin area that includes a variety of accommodations: rental single family and side-by-sides. Prices here cover the spectrum from $70,000 to $100,000. Across Keewatin St. is the city’s first co-op housing development, with several similar projects nearby on burrows Ave. There is significant commercial development in terms of retail outlets and services in the Keewatin area. With the exception of the real North End and West Kildonan proper, the majority of new home developments in the northwest are in close proximity to Inkster Industrial Park.
Additional new home growth is taking place on Main Street, north of Kildonan Park. There are three major developments in this area, Riverbend, River Grove and Riverdale.
West of Main St. just past West Kildonan Park, is Riverbend, a 78-hectare site featuring moderately priced housing from $250,000 to $400,000 with the majority ranging from $100,000 to $150,000. This area has a lake, parks and a school site. River Grove, just across Main St., is another small custom builder development, similar to Riverdale.
Riverdale offers custom-built homes east of Main St. Located in West St. Paul, just outside the official City of Winnipeg boundary prices vary from $245,000 to $400,000 plus. Residents here have access to a nearby boat launch.
