The Winnipeg Market

Did you see the article in today's Free Press Section B page 4? Fewer than 600 homes for sale! There has to be 40 to 50 buyers for houses in the south end so if you are considering selling do it now. The spring has started and even the houses in poor condition are selling for $30K to $40K over asking price. I have buyers looking for houses to flip and guess what: they are pushed out of the market by families looking for their next home. Its crazy out there and if you are a buyer you certainly have my sympathies. Remember patience is a vitue especially in this sellers market.

Any relief in the near future? Well, it might moderate a little as Spring progresses but don't expect it to change much because as the weather warms more buyers come out of hibernation. There will be a few more properties but they won't last long. Talk to your agent or call me & we'll set up with a property search that will let you know of the properties you will want to view. Typically my buyers are writting 3 or 4 offers before getting the the house they want. none of that writting offers for a year nonsense as it quotes in the paper.

I was showing houses in the West End last night and one house (really blah) had 3 offers in on it but there was only 10 agents business cards on the counter. Wow, lets get your house on the market now!

I feel sorry for those "for sale by owners" with their properties for sale (it must seem like forever) cause most buyers are working with agents buying the available properties and bidding the final sales prices up & up! Hey guess what, that pays the commission.
